
Greatlands Place, North Prospect
Completed in 2025, this scheme provides 8 new energy-efficient affordable homes for Plymouth Community Homes as part of the wider regeneration of the North Prospect area. The homes were built on the site of the former library, which had been vacant for some time.
The site, once unloved and unattractive, is now transformed into a vibrant space that improves both the visual impact and living quality for current and future residents. The retained trees have been cut back to ensure healthy future growth, contributing to the area’s micro-climate. The previously unmanaged, overgrown land has been replanted with attractive planting that offers wildlife habitats and helps improve local air quality. A wild meadow area to the rear enhances the development’s ecological value while meeting all Biodiversity Net Gain (BNG) requirements. Additionally, an English bond wall surrounds the rear gardens, ensuring privacy and aesthetic coherence.
The homes feature a modern design that blends seamlessly with the local vernacular, using render, a traditional slate roof, and grey windows to create a contemporary yet regionally sensitive aesthetic. The masonry construction incorporates low U-value thermal elements, improving insulation and reducing energy consumption. Air Source Heat Pumps (ASHP) and Solar PV panels are also included, further enhancing the homes’ energy efficiency and lowering long-term running costs. Part O calculations were carried out to mitigate overheating, ensuring a comfortable living environment year-round through optimal solar shading and ventilation. Four of the homes are M4(2) compliant, providing improved accessibility for residents with varying mobility needs. Despite challenges posed by the site’s existing drainage constraints, all Nationally Described Space Standards (NDSS) were met, delivering spacious homes with a focus on long-term sustainability and community well-being.
Each home benefits from dedicated cycle storage and a parking bay with an EV charger, catering to modern transport needs. This thoughtful approach to design ensures that the development offers both convenience and sustainability for future residents..
